Before beginning our search, your first step is to get pre-approved for a mortgage loan (unless you will be paying in cash for the full price of your home). I am happy to connect you to a couple of mortgage advisors. Based on your income and credit history, the mortgage advisor will determine how much a bank will lend you, which will help you determine the price range for our search.
I will create a “Collection” with the current inventory within your price range by considering you ideal location, amenities and home types. I will also include Compass Coming Soon and Off-Market listings.
Let’s go for a ride! We will shortlist the homes together and I will take you for a tour either during the open house or at your preferred timing.
Once you have selected a property you are ready to write an offer. I will conduct a search on the property and will guide you in making an offer that is appropriate for the market and for the home.
Your offer is a non-binding agreement to pay a certain price for the home. If your offer is lower than the list price, the seller will likely return with a “counter offer”, which you can choose to accept, reject, or counter. Once both the parties agreed to the terms, you are in escrow!
During the escrow process you will have an opportunity to perform due diligence, conduct inspections, order title and appraisal, obtain homeowners insurance and review terms with your lender. Once you complete your inspections and investigations, you can remove the contingencies.
A final walk-through ensures that the property's condition hasn't changed since your last visit and that the terms of your contract will be met.
Your loan is approved by the underwriter and closing documents are sent to the Title Company. Escrow Officer will then schedule a signing appointment for you. Don’t forget to get your cashier’s check ready if you are not wiring the cash to close.
Wiring Funds - Do not wire any funds or reply to any email with wire instructions before CALLING and confirming the wire instructions with your Escrow Officer.
The closing is taken care by the Title Company, they will facilitate the transfer of funds and deed.
